With affordable housing going beyond the reach of the lower and lower-middle income groups in the city, Ahmedabad Urban Development Authority (AUDA) is geared to develop 2,500 hectares of land in the first phase. Of this, around 500 hectares will be utilised to develop roads.
The high property prices are pushing the boundaries of the city. People with lower income and lower-middle income are struggling to find homes in the city. Eyeing this demand, builders have started looking at yet to be developed areas as property prices in these areas are relatively lower.
An AUDA official on condition of anonymity said, �To make sure that these residents don�t face poor infrastructure facilities and haphazard constructions, like in the case of Bopal, AUDA has started working on the development of 25 town planning (TP) schemes in areas like Shela, Godhavi, Ghuma and areas ahead of Science City that fall in the western part of the city.
�The eastern part includes areas like Nana-Chiloda, Kathwada, Naroda, Dehgam, Kalol, Lambha and Hathijan. AUDA had announced sometime back that it will be developing around 50 TP schemes in growth centres like Dehgam, Sanand, Mehemdabad and Kalol along with the 69 villages that came into its limits about a year ago.
The 25 new TP schemes are likely to come up in a year as these areas are developing fast. AUDA Chairman Dharmendra Shah told Mirror, �We are working on the development of the growth centres and the peripheral areas of the city. The idea is to give people facilities at the earliest.�
Developers too accept that the high land prices are forcing them to move to new areas to provide affordable housing to the lower and lower-middle income group. Uday Bhatt, MD of real estate company Galaxy Group, said, �The definition of affordable housing is changing with each passing year.
�Earlier one could find a house for Rs 5 lakh in the eastern part. This is almost impossible today. Affordable housing in the east currently stands between Rs 8 lakh and 25 lakh for one, two and three BHK flats.� Earlier, Ahmedabad was geographically divided into East and West. This has now grown into multiple zones like Eastern-South, Western-North, Southern-East, said a realtor.
Agreeing with the trend, Prashant Shah, a developer and president of Gujarat Institute of Civil Engineers and Architects (GICEA), said, �By the time AUDA develops an area, the property price there rockets. So they acquire the land and then develop the infrastructure for the convenience of residents.�
Kishor Dedhia, joint MD, Space Management Ltd, said, �The real estate prices are going out of bounds in the city. This has led builders to develop new areas on the outskirts of the city on the basis of class (LIG, MIG & HIG).
